Site Manager – Residential New Build
Location: Leeds, West Yorkshire
Day Rate: £290–£330 per day
Project Value: £8 million
Project Duration: Through to June 2027
The Opportunity
We are seeking an experienced Site Manager to join an £8 million residential development in Leeds, comprising a block of 80 apartments.
The project is already underway, and we are looking for a proactive and experienced Site Manager to take the development forward from first-fix stage through to final completion, with a target completion date of June 2027.
You will be responsible for overseeing the day-to-day site operations, managing subcontractors and ensuring the project is delivered safely, on programme and to the required quality standards. A dedicated Finishing Manager will report directly to you, supporting the delivery of internal finishes and ensuring a smooth progression towards completion.
This is an excellent opportunity for a Site Manager with a strong background in residential apartment developments and internal finishing works to take ownership of a significant project through to handover.
Key Responsibilities
* Manage the day-to-day running of the site, overseeing construction activities from first fix through to completion.
* Coordinate subcontractors and trades, including drylining, plastering, second fix and internal finishing works.
* Manage and support the Finishing Manager, ensuring works are completed efficiently and to a high standard.
* Drive the construction programme and ensure key milestones and deadlines are achieved.
* Monitor workmanship and maintain high standards of quality throughout the development.
* Ensure full compliance with health and safety legislation and site procedures.
* Coordinate labour, materials, deliveries and subcontractor activities.
* Identify potential delays and implement effective solutions to keep the project on track.
* Oversee snagging, defects resolution and final handover of the apartments.
* Liaise with the wider project team, subcontractors and suppliers to ensure successful project delivery.
Requirements
* Proven experience as a Site Manager on residential new-build projects.
* Previous experience delivering apartment blocks or multi-unit residential developments.
* Strong knowledge of first-fix works, plastering, second fix and internal finishes.
* Experience managing subcontractors and coordinating multiple trades.
* Ability to drive programmes, maintain quality and deliver against deadlines.
* Strong leadership, communication and organisational skills.
* SMSTS, CSCS and First Aid qualifications.
* A proactive, hands-on approach to site management and problem-solving.
